On Steigereiland (“Jetty Island”) in IJburg, the jetties that give the island its name are hidden from view by the 200 metre long Kadegebouw that stretches along the quay. The building shields the waterborne houses behind it from the traffic noise of IJburglaan.

The four jetties of Waterbuurt-West can be reached through four generously proportioned archways under the Kadegebouw which are the same height as the business premises in the plinth of the building. Facing the road, the double-height plinth has a facade of roughened concrete buttresses with white accents (hints of mooring posts) with windows in bronze coloured frames between them. The three storeys of apartments above the plinth and the whole side facing the water are finished in lighter colours, with white framing, light gray panels and glass balcony parapets.

The brief stipulated the provision of access to the dwellings without resorting to galleries. The architects therefore devised an ingenious access system of twelve entrance halls with lifts which each serve two apartments on every floor. The building has eight penthouse apartments on the top floor.

The apartments were pitched both at the social rental market and the owner-occupied market. All the apartments are of the doorzonwoning type, which has an open-plan interior and a large window at each end. The occupants can enjoy the warmth of the sun on the street side and views of the water and the water homes on the north side. The apartments range in size from 50 to 126 square metres and have flexible floor plans. Every apartment has a full width balcony.

The business spaces were marketed in shell form and are amenable to a flexible layout. They are transparent and well lit due to a free facade at each end, and each has a waterside terrace.

Steel girders in the Kadegebouw’s underground car park support the lift shafts above the road. This maximizes the number of parking places available for the residents of the Kadegebouw and of the water houses. The measure also helps keep the outdoor space free of parked cars. (ARCAM/MB)
