Penthouses on the Zuidas

From the moment it was completed, the Miles Building has occupied a special place in the Zuidas district. It heralds the greater diversity envisaged for this area, which is currently dominated by large office buildings. The building (71 luxury dwellings in four different dwelling types) is located in the Gershwin sub-area, the first area of the Zuidas in which the residential function will predominate.

The fact that one side of the building is situated on Boelegracht and the other side is in George Gershwinplein, was the reason it has been designed with two faces. Thus, it has a calm side and a more dynamic side. The building consists of a number of linked volumes. In the square George Gershwinplein, which is expected to be vibrant, is a tall tower with luxury apartments and penthouses on the top-most storeys. The entrance area, at the foot of this tower, comprises a lower plinth storey with split-level dwellings, all of which are accessed from a courtyard. This plinth establishes the building’s presence in the public space and plays an important role in anchoring the adjacent Symphony complex. The lowest volume is situated on the side of Boelegracht and comprises waterside dwellings that are oriented to the sun. As a natural consequence of the building’s sculptural character, there is a great diversity of floor plans. This complexity is visually supported by a richly nuanced use of materials and detailing, with the emphasis on grey-tinted stone and aluminium.
