Architectural office Marlies Rohmer designed 75 dwellings for Waterbuurt-West in IJburg with five variants. 55 dwellings are floating dwellings.
These are 13 freestanding dwellings, 12 blocks each with two dwellings, and 6 blocks with three dwellings. Along the edge of the water area are dike dwellings and near the connecting footbridges there are tall dwellings on piles.
All of the dwellings have an open front and rear side, closed side elevations and the same materials and detailing. The water dwellings are built in accordance with the so-called Dutch method. The buoyancy chamber consists of a concrete tray, which also serves as a basement (sous leau, in the words of the architectural office). The floating capability derives from the upward pressure. The higher the load, the deeper the tray lies in the water. An alternative method is the Canadian method, whereby pontoons are built on the basis of, for example, EPS surrounded by a concrete shell.
