The master plan for Steigereiland is based on the ‘collage city’ concept. As a result, each of the eight neighbourhoods has its own distinct architectural character. Noordbuurt consists of ten blocks, designed by three architectural offices, namely Marx and Steketee architects, DKV architects and VMX Architects.

The latter office is responsible for the blocks on Brigantijnkade, which with their dark-grey coarse brick façade, large glazed fronts and flush window frames allude to the architecture of old warehouses.
The departure point of the design, in spite of this neighbourhood’s narrow streets, was to create dwellings with considerable privacy and high-quality exterior spaces. The blocks have a triangular ground plan with an inner courtyard. In the dwellings on the south side, the tall plinth consists of striking vertical glazed sliding doors. A multifunctional space is situated behind a sliding wall, which allows this space to be either part of the interior of the dwelling or to function as an exterior space. In order to guarantee a sense of privacy, the ground floor is raised slightly in relation to the street. The third and fourth storeys contain dwellings with spacious south-facing terraces. All of the dwellings on this side have entrances on the inside of the blocks, giving rise to a communal atmosphere.
The north side of the blocks consists of two-storey, single-family dwellings, all of which have south-facing gardens. These dwellings are accessed via the public street side. These rows are interrupted by seven-storey high-rises with apartments. The windows here increase in size towards the top of the building, thereby maximizing the view. The towers are so positioned as to accentuate important sites in the neighbourhood and to strengthen sight lines. The aim here was also to create an exciting skyline.
